Highlands Ranch, Village by Village

Highlands Ranch was built in stages over roughly twenty-five years, and when your part of it went up tells you most of what your roof is dealing with now.

• Northridge. The oldest part of the community, built from the early 1980s. Most of these homes are on their second roof, and plenty of those second roofs are now reaching the end of their life too. Attic ventilation on houses of this age is often less than today’s shingle makers ask for, so it is one of the first things we check.
• Eastridge. Largely late 1980s and 1990s. Whole streets here were roofed within a few years of each other, so one hailstorm tends to put an entire block on the same replacement schedule.
• Westridge. Mostly 1990s, with bigger two-story homes and more hips, valleys and places where a roof meets a wall. Those joints are where leaks start, long before the shingles themselves wear out.
• Southridge. Mid-1990s into the 2000s. A lot of these homes are still on their first or second roof, and when one needs replacing it is usually because of hail rather than age.
• Backcountry. The newest and most exposed part of the community, up against the foothills. Larger, more complicated roofs that take the brunt of the wind coming off the hills.

Replacing a Roof Under an HOA

Nearly every home in Highlands Ranch belongs to the Highlands Ranch Community Association, and many also sit inside a smaller sub-association. Shingle color and profile are usually reviewed before a roof goes on, so the approval is part of the schedule, not an afterthought.

In practice that means choosing the shingle early. A like-for-like color is normally the simplest request; a change of color or profile can take longer. We bring physical samples and give you the manufacturer, product line and color name that the request asks for. The rules belong to your association, so check your own covenants before you settle on anything.

Why Whole Streets Get New Roofs at Once

Two things line up here. The homes on a street were usually roofed in the same year with the same builder-grade shingle, so they age at the same rate. And the thunderstorms that roll off the foothills cross the community in wide bands, so the same storm hits every house on the block.

That makes a neighbor’s new roof a good reason to have yours looked at. It is not proof that yours is damaged. We will get on it, photograph what is there, and give you a straight answer either way.
