How This Estimator Works
What It Does Well
- Turns your house size, stories and pitch into roof squares, the unit roofers price in.
- Adds cut waste for the roofline, labor for steep roofs and tear-off for extra layers.
- Compares shingle types side by side on the same roof.
- Tells you in a minute whether you are planning for $10,000 or $25,000.
What It Cannot Know
- Your real roof measurements. House size is a stand-in, and two houses the same size can have very different roofs.
- Rotten decking, failed flashing, ventilation or anything else hidden under the shingles.
- Access, skylights, chimneys, gutters, permit fees in your city, sales tax or what an insurance claim covers.
- Any one contractor's price, including ours.
Where the Numbers Come From
Per-square prices come from published Denver and Colorado cost research from 2025 and 2026, listed below. Where the sources disagree, the range spans them rather than picking one. The sources themselves differ by 20% or more, which is why you get a range.
The Prices Behind It
| Shingle | Per square installed | Per sq ft of roof |
|---|---|---|
| Architectural asphalt | $550 to $850 | $5.50 to $8.50 |
| Impact-resistant (Class 4) | $625 to $975 | $6.25 to $9.75 |
| 3-tab asphalt | $475 to $650 | $4.75 to $6.50 |
| Designer / premium | $900 to $1,400 | $9.00 to $14.00 |
Installed prices include tear-off of one layer, disposal, underlayment, flashing and the permit. Adjustments: steep roofs (8:12 to 10:12) +15%, very steep +30%; a second layer +$100 to $200 per square; two stories +5%, three +10%; eaves overhang +8% of the footprint; cut waste 10 to 17% by roofline. The smallest range shown starts at $6,000.

What the Range Does Not Include
- Decking replacement. Rotten or damaged decking under the old roof only shows up once the shingles are off. Published Denver figures put replacement at about $2 to $5 per square foot of decking, and on homes built before about 1980 the chance of needing some is real. It is not included in the range.
- Sales tax and local permit differences across the metro.
- Gutters, siding, skylight replacement or structural repair, if any of those turn out to be needed.
- Anything an insurance claim changes. On storm damage the conversation is about your carrier's scope rather than a retail price. See how we document a claim.
Questions About Roof Costs
How much does a roof replacement cost in Colorado?
Published 2025 and 2026 research puts a typical Denver metro asphalt roof replacement at roughly $7,000 to $18,000, and This Old House puts the Colorado average at about $9,534. Architectural shingles run about $550 to $850 per square (100 square feet of roof) installed with tear-off. Your size, pitch, roofline, shingle and old layers move a real house around inside and outside that range.
How accurate is this estimator?
It is a budget range, not a quote. It works out your roof area from your house size and roof shape, then applies per-square prices from published Denver-area research. The sources themselves disagree by 20% or more, and the estimator cannot see decking, flashing, ventilation or access. Expect a real price inside or near the range, not to the dollar.
Are these Colorado Roofing and Remodeling prices?
No. The numbers come from published Denver-area cost research, listed on this page with links. Our own price comes from an inspection of your actual roof and is given to you in writing before any work starts.
How much more do Class 4 impact-resistant shingles cost in Colorado?
The Colorado Roofing Association reports Class 4 shingles at roughly $50 more per square on insurance (Xactimate) pricing, and up to $1 to $1.50 more per square foot in some estimates. Many Colorado insurers discount premiums for Class 4 roofs, often about 5 to 25%.
