Roof Repair, Without the Replacement Pitch
Most leaks are not a shingle problem. They are a flashing, valley or penetration problem: a small, specific failure in a roof that is otherwise fine. A lot of companies will not quote that job, because a repair is worth a fraction of a replacement. We will.
Where Roofs Actually Leak
In our experience the field of the roof, the big open area of shingles everyone looks at, is rarely the culprit. Water gets in at the interruptions: where the roof meets a wall, around the chimney, at skylights, at plumbing vent penetrations, and in the valleys where two planes meet and the water volume concentrates.
That is also exactly where a rushed installation shows up first. A large share of the leaks we get called out to are on roofs that are only a few years old, where the step flashing was reused or the valley was cut carelessly. The shingles are fine. The details were not.
What We Repair
- Active leaks, where the job is finding the actual entry point, which is frequently not above the stain on your ceiling.
- Wind-lifted, creased or missing shingles after a Front Range wind event.
- Failed step flashing and chimney flashing.
- Valley failures and improperly cut valleys.
- Cracked or degraded pipe boots, a cheap part that causes an expensive amount of damage.
- Skylight perimeter leaks.
- Popped or backed-out nails telegraphing through the shingles.
When We Will Tell You to Replace Instead
There is a point where repairing is throwing money at a roof that has reached the end of its life: widespread granule loss, brittle shingles that crack when they are lifted, multiple failures across different areas, or a roof that has already been patched repeatedly. At that point a repair buys you a season and costs you the price of the repair twice.
We will tell you when you are at that point, and we will tell you when you are not. The second answer costs us money, which is rather the proof that we mean it.
Emergency and Active Leaks
If water is coming into the house right now, call rather than using the form. An active leak is time-sensitive in a way a form reply is not. The damage between the roof and your drywall compounds every hour it rains.

Questions About Roof Repair
Will a repair void my roof warranty?
A competent repair should not. If your roof is still inside a manufacturer or workmanship warranty from whoever installed it, tell us. The right first move may be to make them come back and honor it, and we will say so.
Can you find a leak you cannot see from the ground?
That is the job. We get on the roof and trace it from the entry point, not from the water stain. Water travels along decking and rafters before it shows up inside, which is why the stain is so often nowhere near the hole.
Is the inspection really free for a repair?
Yes. We will get on the roof, photograph what we find, and give you the price in writing before anything is done.
