A Free Inspection, and an Honest Answer
We will get on your roof, photograph what is actually up there, and tell you what it needs, including when the honest answer is "nothing yet, call us in a few years."
What We Look At
- Field condition: granule loss, cracking, curling, brittleness, and how much life is realistically left.
- Impact damage: hail bruising on the shingles and on the soft metals that corroborate it.
- Every penetration: pipe boots, vents, skylights, chimney and wall flashing.
- Valleys, where water volume concentrates and where poor workmanship shows first.
- Ridge, hips and ventilation. Under-ventilated attics cook a roof from below and shorten its life.
- Gutters and drip edge, for evidence of what the roof is shedding.
- Anything visible in the attic if there is a leak to trace.
What You Get
Photographs of what we found, and a plain explanation of what it means. If work is needed you get an exact written price for it before you decide anything. If no work is needed you get told that, in writing if you want it, and we go away.
There is no charge for this and no obligation attached to it. We are not going to sit at your kitchen table until you sign something.
When It Is Worth Having One Done
- After any significant hail or wind event in your neighborhood, especially if your neighbors are getting roofs.
- Before you list the house, so the roof is not what derails your inspection contingency.
- After you buy, because a general home inspection is not a roof inspection and rarely involves anyone walking the roof.
- If the roof is 15 or more years old and you do not know its actual condition.
- If you have a stain on a ceiling, however small.
Why Free
Because it is how we earn the work. A homeowner who gets a straight answer, including a "no", is a homeowner who calls us when they do need a roof, and tells their neighbors in the meantime. That has been a better business than charging for inspections.

Questions About Roof Inspection
Do you actually get on the roof?
Yes. A drive-by or a drone pass at altitude will not find hail bruising or a failed flashing detail. If the roof is unsafe to walk we will say so and explain what we can and cannot determine.
Do I have to be home?
Not for the roof itself, though it is easier if you are, because the useful part is walking you through the photographs afterwards.
Will you try to sell me a roof?
We will tell you what we found. If what we found is a roof with eight good years left, that is what you will hear.
