Roofing in Englewood, Colorado
Englewood has some of the oldest housing stock we work on, and older roofs need a different conversation than newer ones.
What Englewood Roofs Are Actually Like
Much of Englewood was built before 1960, with compact bungalows and ranches, frequently with two or more existing shingle layers and original 1x6 plank decking underneath. That matters for two reasons: current code generally requires a full tear-off rather than another layer, and there is a real chance of deteriorated decking that only becomes visible once the old roof is off.
On older Englewood homes we quote decking replacement as a clearly identified per-sheet line item, up front. You are told what it might cost before we start, not handed a surprise once the roof is open. That is the single most common complaint homeowners have about roofers, and it is avoidable.

Englewood’s Housing, Street by Street
Englewood is small, but its housing spans most of the last century, and the age of the house decides most of what happens when the roof comes off.
- Around Broadway and the older grid. Pre-war bungalows and cottages, many with two or more old layers of shingles and original plank decking underneath.
- The post-war streets. Compact 1950s ranches with long, simple, fairly low roofs. Quick to roof, but low pitch means the underlayment and the eaves matter more than they would on a steeper house.
- Cherry Hills-adjacent Englewood. Larger homes on bigger lots, often with steeper, more complicated roofs, older skylights and brick chimneys.
- New infill. Scrape-and-rebuild homes dropped between the older houses, some with low-slope sections that need a different material from shingles.
What We Usually Find When an Old Englewood Roof Comes Off
- More than one old roof. Two layers is common on older houses here, and every layer comes off. That is how we get to see the deck.
- Plank decking. Original 1x6 boards, sometimes with gaps between them wider than a modern shingle is made to span. We identify how that is handled, and what it costs per sheet, in the written price.
- Old leaks, long since hidden. Soft or stained boards around chimneys and old vents, from leaks that were patched from the top years ago and never properly repaired.
- Chimneys nobody uses. Brick chimneys that have not served a fireplace in decades but still need to be flashed properly, or taken down below the roofline by a mason before the new roof goes on.
- Tired skylights. 1980s-era skylights that are best replaced while the roof is open, rather than flashed back in and left to fail on their own schedule.
Alleys, Garages and Small Lots
Many older Englewood streets have alleys, which usually makes a roof job easier: the dumpster and the materials can go at the back instead of on your front lawn. On tight lots we protect the neighbors’ side of the fence as carefully as yours, because debris does not respect property lines.
Detached garages are common here too. We price the garage roof as its own line item, so you can decide whether to do it at the same time. Doing both together is usually cheaper than two separate visits.
Englewood Roofing Questions
My Englewood house has two layers of shingles. Do both have to come off?
We take every layer off. It is the only way to see the decking, to fasten the new shingles into solid wood, and to take the extra weight off the framing. A new layer over old ones also tends to show every lump underneath and wear out sooner.
What does plank decking mean for my roof?
Older homes were decked with boards instead of plywood sheets. Boards in good shape can often stay, but gaps and damaged boards have to be dealt with before new shingles go on. You get the per-sheet price for that in writing before we start, so the only open question is how much of it is needed, and we show you.
Can you replace just my garage roof?
Yes. A detached garage is quoted as its own job or as a separate line on the house quote. If the house roof is due in the next few years, it is usually worth doing both together.
Our chimney is not used anymore. What should we do with it before a new roof?
Decide before the roof goes on. If it is staying, it gets new flashing with the new roof. If you want it taken down below the roofline, that is masonry work, and it should happen first so we can deck and roof over the opening in the same job.
