We Take the Old Roof Off, All of It
Your old roof comes off down to the wood deck. Plenty of older metro homes, like Englewood bungalows and the pre-1960 streets around Bemis and Historic Downtown Littleton, already have two layers up there, and current code generally requires those to come off rather than adding a third. Layering over is faster and cheaper up front. It also hides everything underneath, which is the problem.
With the roof open, we can see the decking, the one part nobody can price honestly from the ground. Rotten sheets get replaced, and your written price already lists what a sheet costs. So if we find six, you already know what that does to your total. No renegotiating halfway through.

- Synthetic underlayment, ice and water shield in the valleys and at the eaves, and new drip edge.
- New pipe boots, and new flashing at every wall, chimney and skylight. Flashing is where roofs actually leak, so reusing the old metal is a false economy.
- Ridge cap and ventilation sized for your roof, not just whatever was there before.
- The building permit, which we order, post and pay for.
- Cleanup of your yard, flower beds and driveway.
- A lien waiver covering materials and labor, so a supplier dispute can never turn into a lien on your house.
Two Warranties, Because a Roof Can Fail Two Ways
Either the materials fail or the installation does, and each is covered by a different company. Your shingles carry a Limited Lifetime warranty from the manufacturer, on the manufacturer’s terms. Our workmanship carries a 10-year written labor warranty from us, on our paper, with our name on it. Plenty of contractors blur those into one impressive-sounding sentence; ask any of them which is which.
A labor warranty is only worth what the company behind it is worth. Ours is on West Littleton Boulevard, and we were here before the last storm.
You Pay When It’s Finished
No deposit and no progress payments. You don’t pay anything until the roof is done, inspected, and you’ve told us you’re happy with it. That puts the risk on us instead of you, which is where it belongs when we’re the ones making the promises.
It also rules out the most common roofing horror story: the crew that takes a deposit and is never seen again. There’s no deposit to take.

How Long It Takes
Most homes in the metro are a one-day tear-off and install, with the permit inspection after. A steep or complicated roof, a lot of dormers, or a lot of rotten decking can stretch it to two days. You’ll know which yours is when we quote it, not on the morning of. Here’s what to expect on the day itself.

Questions About Roof Replacement
Do I need a full replacement, or will a repair do?
Often a repair will do, and we’ll say so. Damage in one area, plenty of granules left and no widespread wear usually means a repair. We’d rather fix it and hear from you again in six years than sell you a roof you didn’t need.
What happens if you find bad decking?
It gets replaced, at the per-sheet price already written into your quote. You know the rate before we open the roof, so the only unknown is how many sheets, and we show you the bad ones.
Do you handle the permit?
Yes. We order it, post it and pay for it. Skipping the permit saves nothing in the end, because an unpermitted roof usually comes up when you sell the house.
