Arvada, From Olde Town Outward

• Olde Town Arvada. The historic core, with some of the oldest homes we work on anywhere. Expect multiple old layers, board decking and chimneys, and roofs that have been patched many times over the decades.
• The mid-century neighborhoods around it. 1950s through 1970s ranches and split-levels, many now on a second or third roof and due for a proper look at the decking and ventilation.
• Ralston Valley. 1990s homes, now at the age where an original roof is genuinely worn out even without a storm.

Two Different Conversations

On an older Olde Town house, the question is condition: how much life is left, what the decking looks like, and whether the roof has been patched past the point where patching makes sense. The answer is often a repair, and we will say so.

On a newer west Arvada house, the question is damage: was the roof hit, and is it documented well enough that the insurance scope matches what is actually up there. That is where our photographs and our time on the roof with your adjuster count.

Newer Roofs and Builder-Grade Shingles

Most new subdivisions are roofed with a builder-grade shingle chosen for price. It does the job at first, but it has less impact resistance and a shorter life than better lines. When a Candelas or Leyden Rock roof does need replacing, it is a chance to step up to a shingle that will stand up to the next storm better, and we will show you the real difference in cost between the options.
