The neighborhoods around Belmar and Union Square are heavily 1950s through 1970s. Green Mountain and Applewood run somewhat newer and sit higher, with more wind exposure on the west-facing slopes. Wind uplift along the foothills edge is a real factor here. Proper nailing patterns and starter strip installation matter more in west Lakewood than they do out east.

Lakewood, Neighborhood by Neighborhood

• Around Belmar and Union Square. Mostly 1950s and 1960s ranches with long, low, simple roofs. Many still have their original board decking and old roof vents under the current shingles.
• Green Mountain. 1970s and later homes climbing the hillside. Higher ground and more exposure to west winds, which shows up as lifted and missing shingles on the windward side.
• Applewood. Larger mid-century ranches on generous lots, many with mature trees overhanging the roof.
• Solterra. The newest part of the city, built out from the 2010s on. First roofs, so a replacement here almost always means storm damage rather than age.

Wind Along the Foothills

West Lakewood sits right where the winter winds come down off the mountains, and those gusts can be strong enough to peel shingles off a roof that was fastened carelessly. Most wind damage we see is not the shingle failing. It is the shingle never having been properly fastened or sealed in the first place.

So on every Lakewood roof we pay attention to the parts that hold a roof down: the nail line, a proper starter course at the eaves and rakes, and shingles that seal to each other. Wind-rated installation is not an upgrade here. It is how the job should be done.

Mid-Century Ranches: Low, Long and Simple

A 1950s ranch is one of the easiest houses there is to roof, and one of the easiest to roof badly. Low pitches drain more slowly, so the underlayment and the eaves matter more than they would on a steeper house. The board decking underneath usually needs attention before new shingles can go on it.

None of that is exotic, and none of it should be a surprise. It goes in the written price, with the per-sheet decking cost identified before we start.
