Roxborough and the newer south-end subdivisions are younger, with roofs that are far more likely to be hail-damaged than worn out.

Littleton, Neighborhood by Neighborhood

Littleton is not one roofing market, it is about five. What your roof needs depends a great deal on which part of town you are in, because the housing stock changes sharply across the city.

  • Historic Downtown and Bemis Park. Pre-1960 housing, often on its third or fourth roof. These are the homes where we most often find multiple old layers and original plank decking once the tear-off starts, and where the decking conversation matters most.
  • Ken Caryl. Up against the foothills, which means the most wind exposure in the city and a long history of taking the worst of the hail. Nailing pattern and starter strip installation are not details here, they are the difference between a roof that stays on and one that does not.
  • Columbine and Columbine West. Largely 1970s and 1980s, so most of these homes are now on their second or third roof and reaching replacement age at roughly the same time as their neighbors.
  • Southbridge and Centennial-adjacent Littleton. Slightly newer, with more complex intersecting rooflines. Valleys, step flashing and chimney details are where workmanship shows first on these houses.
  • Roxborough and the south end. Newer construction on exposed ground. These roofs are rarely worn out; when they need replacing it is almost always storm damage, which means an insurance conversation rather than a retail one.

What the City of Littleton Actually Requires

Littleton runs its own building division and its roofing rules are stricter than some of the surrounding jurisdictions. Worth knowing before you hire anyone, because a contractor who is vague about this is telling you something:

  • A permit is required before the work starts on a shingle, metal or tile replacement, and it has to be posted where it can be seen from the street. We order, post and pay for it.
  • Anything over about one square (100 square feet) counts as more than a repair and needs that permit. A genuinely small patch does not.
  • Littleton requires a full tear-off to the deck and does not accept an overlay. If someone offers to save you money by laying new shingles over the old ones in Littleton, they are proposing work the city will not pass.
  • Fire-rated materials. The city requires Class A or Class B rated roof coverings.
  • There is an inspection after the tear-off, once the old covering is off and the new underlayment is on, not just a final one. That mid-roof inspection is exactly where shortcuts get caught, which is why we welcome it.
