What to Expect on Roof Replacement Day

Before the Day

You will already have the price in writing. It lists the work, the materials, and the per-sheet price for any roof decking that turns out to need replacing, so the only unknown is how many sheets, not what they cost. We pull the building permit, and it gets posted at the house.

Materials arrive shortly before the start. If you have a preference about where the shingles and the dumpster go, tell us; we plan around your cars and your garage door.

A few things help: move cars out of the driveway, take down anything hanging on the inside of exterior walls (hammering can shake pictures and shelves loose), and tell us about pets, sprinkler heads and anything fragile in the yard. If you work from home, have a newborn or work nights, say so, and we will plan the start time around it.

Tear-Off

The crew protects the property first, with tarps over landscaping and hard surfaces around the house. Then the old roof comes off, down to the wood decking. This is the loudest part of the day, and it moves quickly.

With the roof open, the decking is visible for the first time. Any sheets that are soft, rotted or delaminated get replaced at the per-sheet price already in your written quote, and we show you the bad ones. Nothing gets added to the price that you did not see coming.

The New Roof Goes On

• Ice and water shield at the eaves and in the valleys, where water and ice collect.
• Synthetic underlayment over the rest of the deck, and new drip edge along the edges.
• New flashing at every wall, chimney and skylight, and new boots around the plumbing vents. We do not reuse old flashing.
• The shingles, then the ridge cap and the ventilation the roof actually needs.

How Long It Takes

Most single-family roofs in the metro are torn off and replaced in one day. Steep pitches, lots of dormers, complicated rooflines or a lot of decking replacement can push it to two. We tell you which one yours is when we quote it, not on the morning of.

Cleanup

Debris goes off the roof as the work goes, not into piles on the lawn. At the end we run commercial magnets across the yard, flower beds and driveway to pick up nails, and pull the tarps. The goal is a yard that looks the way it did that morning.

Inspection, Walkthrough and Payment

The building inspector checks the finished roof against the permit, usually after the install day. We walk the roof and the property with you, and you tell us if anything is not right.

Then, and only then, you pay. No deposit, no progress payments: the money changes hands when the roof is finished, the inspection has passed and you are satisfied. You receive a lien waiver covering materials and labor, and your written warranties: the manufacturer's Limited Lifetime materials warranty and our own 10-year written labor warranty.
